Duluth Georgia
is a suburb of Atlanta, and is known throughout the state for its financial stability. The city lies within eight square miles in the northwest quadrant of Gwinnett County, and has a population of approximately 22,000. Duluth is on the border of Fulton county and bound on one side by the Chattahoochee River, and is located approximately 25 miles north-northeast of Atlanta and is connected to the Capital City by interstate I-85, Highway 23 (Buford Highway) and Peachtree Industrial Boulevard. Duluth is considered a prime location, close enough to every imaginable activity and business opportunity, yet far enough away from the "urban jungle." It could be this proximity to major industrial areas that has contributed to the town’s phenomenal growth. Between 1970-1990, the city's population grew by 399%, which outpaced Gwinnett County, the Atlanta region, and the State of Georgia as a whole.
Duluth is a pretty town, alive with color. In spring, its from azaleas and roses, to the magnificent dogwood trees which paint the landscape a brilliant white. The official flower of the city is the Black Eyed Susan. Duluth enjoys warm summers, bright fall days, and mild winters. Much of Duluth's quality of life is a reflection of the growth, strength, and dynamism of Gwinnett County, which has a population of 523,900 and projected to grow to 1.2 million by 2025, Gwinnett is one of the healthiest counties economically in the country. Throughout the '90s, Gwinnett businesses added 12,825 new jobs per year, employing 254,600 individuals by April 1999. The county's business culture offers a blend of Southern hospitality and international sophistication. Gwinnett County is home to 700 manufacturing companies, nearly 500 high-tech companies, and 247 international companies. The school system in Gwinnett County is the largest in Georgia. Results of a nationwide 1999-2000 Iowa Tests of Basic Skills showed that, on average, Gwinnett students in grades 3, 5, and 8, scored well above their peers in the metro area, state and nation on all sections of the tests. The school system employs over 15,000 people, making it the largest employer in the county.
Despite this phenomenal growth in recent years, and a lot of business and residential expansion, Duluth has retained its small town character. This makes it a very popular tourist attraction for those visiting the Atlanta area, and also an attractive town in which to live and work. For those who choose to make Duluth their home, the city offers excellent medical facilities, as well as schools, lots of shopping and recreational opportunities, small town special events and over 1600 businesses located in the town. Duluth is 30 minutes from Atlanta and all the culture and excitement the city has to offer, and just 45 minutes from the Atlanta Hartsfield International Airport. Homes in the area range from apartments and condos, rental homes, single-family homes, to large estates. Price varies, depending largely on location.
